About this video

Kirby Chan, Broker, of Kirby Chan & Co. Real Estate Team explains why he never pushes clients to buy or sell. He explains why clarity leads to better long-term decisions.

He talks about understanding your personal timing and evaluating market conditions without urgency, so you can move forward with confidence at your own pace, from being ready to move now to still exploring your options.

Why this is the approach

Most people sell a home only a few times in their lives. It is one of the largest financial decisions they will ever make and the incentive structure in this industry does not always point the same way as the client’s interest.

The approach Kirby Chan has built the team on is straightforward: listen, advise and help the client make the decision that is right for them rather than the one that is convenient for the agent. That is why referrals and returning clients are the foundation of the business rather than volume.

What it looks like in practice

It means saying when we think the honest answer is to wait. Sometimes this is not the right year to sell or the right answer is to renovate instead of moving or a buyer should keep saving for another season. Those are conversations that cost us a transaction and keep a relationship.

It means telling a seller what comparable sales actually support, including when that is below the number they hoped for. A price that has to survive contact with the market is better delivered early than discovered slowly.

And in a downsizing or an estate sale it means working to the pace of the person who owns the home rather than a listing calendar, including when family members are pushing a faster timeline than suits them.
