Markham and Richmond Hill sit side by side in York Region. In September 2026 their overall prices were almost level. The bigger difference is in the mix of homes and Markham had more sales that month.

Prices: overall and by type

TRREB recorded a median of $1,079,000 in Richmond Hill in September 2026 against $1,051,000 in Markham. The averages were $1,189,203 and $1,125,353.

Split by property type the picture can change. The average detached sale was $1,580,643 in Richmond Hill and $1,534,139 in Markham, while the average condo apartment was $574,564 in Richmond Hill and $574,612 in Markham. For a detached buyer, Markham was the less expensive of the two that month. For a condo buyer, Richmond Hill was.

Choice: how many homes sold

Markham recorded 245 sales in the month to Richmond Hill’s 172, including 108 detached sales to 84. A bigger market means more to compare in a given month, which matters most when you need a specific size of home or a specific neighbourhood.

Getting downtown: two different GO lines

The two cities sit on different rail lines. Markham has four stations on the Stouffville line: Mount Joy, Markham, Centennial and Unionville. Richmond Hill is served by the Richmond Hill line, with Gormley and Richmond Hill GO stations on the way to Union Station.

Land transfer tax is the same

Neither city charges a municipal land transfer tax, so a buyer in either pays the Ontario tax only. At each city’s September 2026 median that is the figure in the table above.
