Milliken Mills sits at the bottom of Markham, pressed against the Toronto border at Steeles Avenue. It has the best transit access in the city, the oldest volume housing stock outside Thornhill and the lowest entry point for a detached home anywhere in Markham.

That combination makes it the most practical neighbourhood in the city and the least glamorous one. Both of those things are true at once.

The discount to north Markham is real and it is mostly explained by two things: the age of the housing and how close a given street sits to Steeles, Kennedy or Warden. Interior streets trade meaningfully better than arterial frontage and that gap is where buyers who do their homework find value.

Milliken Mills High School serves much of the area, alongside other YRDSB secondary options and YCDSB elementary schools. Confirm the catchment for the exact address, because boundaries are reviewed periodically.

Parks, amenities and daily life

Community recreation, libraries and parks serve the area and retail along the Steeles and Kennedy corridors is extensive and genuinely diverse. For food shopping in particular this is one of the best served parts of the GTA.

The honest trade-off: traffic. Steeles and Kennedy are busy roads and they stay busy. If you buy on or near an arterial you will live with the noise and you will also find it harder to sell later.

Transit and the commute

Milliken GO on the Stouffville line runs into Union Station. YRT routes serve the area and TTC connections at Steeles Avenue link into the Toronto network, which is a real advantage for anyone without a car.

It suits first time buyers who want a freehold house, people who commute into Toronto by transit, newcomers who want established amenities close by and investors looking at older stock near a station.
