An all property types median depends heavily on the mix of homes sold, so two neighbourhoods with similar houses can show different medians. Downtown Markham is not reported by TRREB as its own community, so it does not appear here.
What this means if you are buying
Look at the figures for the property type you are actually shopping for rather than the overall median. In September the gap between the detached median and the condo apartment median in Markham was more than $800,000, so a single citywide number says little about any one purchase.
What this means if you are selling
Homes sold on average for 98 percent of list price in September, which means pricing close to what the market will pay mattered. Compare your home against recent sales of the same property type in your own neighbourhood before you set a list price.

How to read these numbers
These are TRREB’s figures for the City of Markham. They are general information, not an appraisal or a valuation of any property. Monthly figures move with the mix of homes that happen to sell and neighbourhood figures rest on small numbers of sales, so a handful of large sales can shift a median without anything changing in the market. Look at the direction over several periods rather than at any single number.
