About this video
Kirby Chan, Broker, of Kirby Chan & Co. Real Estate Team looks at what buyers need to know about Thornlea, Markham. He covers what makes the neighbourhood unique, including home prices and school zones.
With limited inventory and strong demand, he also explains what buyers should watch for before making an offer here.
Where Thornlea sits
Thornlea is in the Thornhill part of Markham, on the western side of the city where Markham meets Vaughan and Richmond Hill. It is one of the older parts of Markham, which shapes both the housing and the price picture.
TRREB reported a median sale price of $702,500 for the Thornhill community on the Markham side for April to June 2026, across all property types. Read that number carefully: it is pulled down by a large share of condo apartment sales rather than indicating that detached homes there are inexpensive. The detached market in Thornhill sits well above that figure.
What to check on an older home
Housing here is generally older than in the newer communities to the north and east, which changes what matters in a purchase. A home inspection carries more weight on an older house and the items worth understanding are the ones that are expensive to put right later rather than the cosmetic ones.
If schools are part of your decision, confirm the boundary with the school board directly for the specific address. In Ontario the home address determines the assigned school, boundaries change and a listing is not a reliable source for what a house is zoned to.
Our Thornhill neighbourhood guide covers the area in detail and our buyers page explains how we search, check and make offers in Markham.
