6 min

Kirby Chan, Broker, explains how buyer demand, property type, pricing and preparation often matter more than the season when choosing when to sell in Markham.

Key takeaways

  • The season is not the only factor in timing a sale
  • Buyer demand and property type shape the right moment
  • Pricing and preparation matter as much as timing

About this video

Kirby Chan, Broker, of Kirby Chan & Co. Real Estate Team looks at what buyer demand is really telling Markham sellers. He explains how property type, pricing and preparation often matter more than the time of year.

Understanding how the Markham market behaves can help sellers choose the right time to sell with more clarity.

Timing matters less than pricing

Sellers ask about the season first and it is rarely the thing that decides the outcome. Price does most of the work. A home priced to the evidence in its own neighbourhood sells in a normal timeframe for that neighbourhood. A home priced to a number the family needs rather than to the market sits and a home that sits eventually sells for less than a correctly priced one would have.

That is why we start with what comparable sales in your specific area actually say, even when the answer is below the number anyone hoped for.

The lever most sellers forget

The closing date is negotiable and on some moves it is worth more than a small difference in price. A longer close can give a downsizer the runway to buy without bridge financing and a buyer who needs a particular date will often pay for it.

Preparing a long held home for sale usually runs two to six weeks. What sits inside that window depends entirely on the house and the decision about what is worth spending on is one to make with your agent rather than alone, because not every improvement comes back in the price.

Our sellers page sets out how we work through preparation, pricing and the offer and a free home valuation is where the conversation about the number starts. There is no obligation attached to either.
