About this video

Kirby Chan, Broker, of Kirby Chan & Co. Real Estate Team walks through what sets Markham’s neighbourhoods apart for buyers. He looks at home prices, school zones and transit access in communities such as Unionville, Berczy Village, Angus Glen and Greensborough.

With limited inventory and strong demand, the video also covers what buyers should watch for before making an offer so they can decide with more confidence.

Read the neighbourhood numbers carefully

Markham’s community medians look stranger than they are. TRREB’s figures for April to June 2026, across all property types, put Thornhill at $702,500 and Unionville at $735,000, while Berczy Village was $1,190,000 and Angus Glen $1,210,000.

That does not mean Thornhill and Unionville are inexpensive places to buy a house. It means a large share of the sales in those communities were condo apartments, which pulls the median down. Compare property types rather than community names or the table will tell you the opposite of the truth.

What actually separates the areas

Housing stock and age do most of the work. The newer communities in the north and east, Berczy Village, Wismer, Cornell, Greensborough and Cathedraltown, are dominated by detached homes and townhouses built over the past two or three decades. Unionville and Markham Village carry older housing alongside their historic main streets. Downtown Markham is the city’s densest concentration of newer condominium buildings.

Transit is the other divider. The GO stations and the areas around them behave differently from the parts of the city built entirely around driving. That difference shows up in who wants to live there.

Our neighbourhood guides cover all twelve with their own figures and transit facts, the map of Markham shows how they sit relative to each other and our post on Markham neighbourhoods downsizers consider looks at the question from one specific angle.
