What it costs to buy 100 Gas Lamp Lane

At the asking price of $1,128,000, a buyer in Markham pays Ontario land transfer tax on closing. The City of Toronto is the Ontario municipality that charges a municipal land transfer tax of its own, so there is no second tax here.

Asking price$1,128,000
Ontario land transfer tax$19,035
First-time buyer refund, if you qualifyup to $4,000
Minimum down payment$87,800

The down payment figure is the federal minimum: 5 percent of the first $500,000 and 10 percent of the rest. A lender can ask for more. These figures use the asking price, so they change if you pay more or less. The tax is worked out at the published rates for a home with one or two single family residences and your lawyer confirms the final amount. Legal fees, title insurance and adjustments are extra: our closing costs guide lists them. This is general information, not legal or tax advice. Confirm the figures with a lawyer or accountant. You can change the price in our land transfer tax calculator and our mortgage calculator.

What it costs to own each month

Property tax (2025)$4,482 a year, about $374 a month

That is before a mortgage payment, home insurance and utilities. These are the figures on the listing, so check the current tax bill before you rely on them.

How the asking price compares

TRREB's Market Watch recorded 18 semi-detached sales in Markham in September 2026, at a median of $999,000 and an average of $1,019,322. This home is listed at $1,128,000, which is $129,000 above that median.

A city-wide median covers every size, age and neighbourhood, so it is a reference point and not a valuation of this home. Lot, size, condition and location all move the price. Our September 2026 market report and our Markham house prices page have the figures for each home type.

What to check before you make an offer

  1. Book a home inspection. An inspection looks at the parts of a house you cannot judge at a showing. Our guide explains what a home inspection covers and misses.
  2. Ask for the survey. The listing gives the lot as 28.23 by 81.8 feet. If the seller has a survey, check the lot lines, fences and any easements against it.
  3. Confirm what stays. Have the appliances, fixtures and any rented equipment written into the offer.
  4. Confirm the parking. The listing shows 2 parking spaces.
  5. Get your financing in writing. A lender looks at the property tax as well as the price.
  6. See it in person. The listing has a virtual tour, but photos do not show noise, light at different hours or the condition of the roof, the basement and the yard.

Our page on buying a home in Markham sets out the steps in order. This is general information, not legal advice. Confirm the details with a lawyer.

Questions about Cornell

What is a rear lane garage and does it matter?

Your garage opens onto a lane behind the house instead of the street. It makes the streetscape far more attractive and it means winter snow clearing on that lane is your job. Some people love it, some find it a daily annoyance.

Is Cornell a good place for a first home?

It is one of the better options in Markham. Townhome stock is plentiful, the housing is newer so maintenance is lower and the grid layout makes the neighbourhood easy to get around on foot.

How is the commute downtown?

Most people drive west to a GO station or use the Highway 7 rapid transit corridor. Cornell is on the eastern edge of the city, so the commute is longer than from Unionville or Milliken Mills.

Does living near the hospital cause noise?

Ambulance traffic is a genuine consideration on the streets closest to the hospital. It is not a problem across the whole neighbourhood. Visit the specific street at different times before you decide.

Are the lots small?

Generally yes. The trade-off in a new urbanist plan is less private yard for more public street life and green space. If a big back yard is your priority, look at Markham Village or Angus Glen.

Is there much resale supply?

Cornell has a lot of near identical plans, which makes pricing unusually transparent and makes standing out as a seller harder. Presentation matters more here than in most Markham neighbourhoods.
