Relocating buyers have to choose a neighbourhood from the outside, often on a compressed timeline, often without having spent a weekday in the city. The cost of getting it wrong is not just money, it is two years of a commute you did not sign up for.

How we handle it
- Step 01
Start with your week, not with houses
Where do you work, how will you get there, who is in school and what do you do on a Saturday. We build the shortlist from the answers, because the neighbourhood decision drives everything else and it is the one that is expensive to reverse.

Narrow to three neighbourhoods, honestly
We tell you what each one costs, what it gives you and what you give up. If your budget does not reach the neighbourhood you had in mind, you will hear that from us in the first conversation rather than the fifth.

Verify the things people get wrong remotely
School catchments, the real commute at rush hour rather than at noon, winter driving, what the street sounds like on a Saturday afternoon. We check these specifically because listing photographs never will.

Move decisively when the right property appears
On a short timeline you do not get many chances. We have the paperwork, the conditions and the financing conversation ready before the house appears, so a decision takes hours rather than days.
What we do differently
We tell you what you cannot afford early. The most common relocation failure is spending six weeks looking in a neighbourhood that was never within budget. That conversation is uncomfortable once and useful forever.
We check the commute at the time you will actually make it. A drive that takes twenty minutes on a Sunday afternoon is a different drive at eight on a Tuesday. We will tell you to test it yourself and we will tell you when the train is the only sane option.
We are specific about trade-offs. Every Markham neighbourhood gives you something and takes something away. Our neighbourhood guides are written to say both parts out loud and the conversation works the same way.
Where people relocate from
Downtown Toronto, elsewhere in the GTA, other Canadian cities and overseas. Each brings a different set of assumptions and the overseas conversation in particular needs more time on things that locals take for granted: winter, school registration, credit history and how conditional offers work here.

I am moving from another country. Can you work with me before I arrive?
Yes. We do a great deal of this work by video call and we will send walkthrough video of specific properties. We will also be direct about what you should not commit to before seeing it in person.
Which Markham neighbourhood is best for a family relocating?
There is no single answer, which is why we start with your week. Berczy Village and Wismer draw school focused families, Cornell and Greensborough draw buyers who want newer housing and Downtown Markham draws people who do not want a suburban life at all.
How do I check a school catchment properly?
Confirm the boundary for the exact address with the board in writing. Never rely on a listing description or a neighbourhood reputation and never assume a boundary will not be reviewed.
Should I rent first?
Sometimes and we will say so when we think it applies. Renting for a year in the area you are considering is a legitimate way to de-risk a decision you are not ready to make.
Can you help with the sale at the other end?
We can refer you to an agent in your current market and coordinate timing so you are not carrying two properties or scrambling for somewhere to live between closings.
