    This is the part that stalls most downsizing moves. We will give you a realistic schedule, connect you with people who do this work professionally and tell you honestly what is worth selling and what is not.

    Prepare and sell the house properly

    A house that has been lived in for decades needs different preparation from a five year old home. We agree what is worth spending on, what will not return the money and what a buyer will simply discount for.

What we do differently

We work to your pace, not to a listing calendar. Most downsizing moves fail on timing rather than on price. If you need four months to be ready, we plan for four months.

We do not tell you to renovate a house you are leaving. The spending that returns money before a sale is a short list. We will hand you that list and tell you to ignore the rest.

We treat the emotional part as real. Leaving a house you have been in since your children were small is not a transaction. It is fine for it to take the time it takes and we would rather you felt settled about the decision than fast.

There are professionals who handle downsizing contents, estate contents and clearing. We can connect you with them and build the time into the schedule so it never becomes an emergency.

Can my adult children be involved in the conversation?

Of course and it usually helps. We are also comfortable saying plainly when we think a family is pushing a timeline that does not suit the person who actually owns the house.
