What we do differently
The most expensive mistake in the upper market is treating it like the mid market with bigger numbers. It is not the same business.
We price from evidence, not from ambition. If three agents tell you a number and one of them is materially higher, that agent is usually buying the listing rather than valuing the house. We would rather lose the appointment than take a listing at a price we cannot defend.
We assume the buyer is comparing, not searching. At this level buyers look at a small set of properties repeatedly over months. They know what else is available, they know what sold and for how much and they notice when a house comes back on at a lower price. Everything we do assumes an informed audience.
We report weekly, in writing. Showings, feedback, what competing properties did and what we recommend. Silence from an agent during a slow listing is the single most common complaint we hear from sellers who come to us second.
