- Step 01
Underwrite before you fall in love
Purchase price, financing cost, property tax, insurance, maintenance fees, vacancy allowance, repairs and management. If it only works with none of those, it does not work.

Test the rent against what is actually leasing
Not what a listing asks, what comparable units are leasing for and how long they sit. In condo buildings with steady new supply that gap can be significant.
- Step 03
Understand the rules you are buying into
Residential tenancies in Ontario are governed by legislation that shapes rent increases, ending a tenancy and your obligations as a landlord. Confirm the current rules with a lawyer or a paralegal who practises in this area before you buy, not after.
- Step 04
Buy the boring one
The property that leases quickly, holds a tenant and needs little from you usually beats the one with the better story. Near transit, functional layout, sound building, sensible fees.
What we do differently
We underwrite on your assumptions and ours. You will see both, side by side. If our vacancy and maintenance numbers are more conservative than yours, you will know exactly where the disagreement is and you can decide who is right.
We will talk you out of a deal. It happens regularly. A property that looks fine at a glance falls apart once the fees, the taxes and a realistic repair allowance are in the model. That conversation is the service.
We do not forecast prices. Nobody can tell you what Markham will be worth in five years. Anyone who does is selling you something. We work on what a property earns and costs today and treat appreciation as an unpriced possibility rather than a plan.
An honest caution
Rental property is a business with legal obligations, real costs and real risk. It is not passive income and the rules governing residential tenancies in Ontario are substantial. Go in with professional advice from people qualified to give it.
Investors questions
Which parts of Markham work for rental property?
Transit access drives rental demand, so the areas near GO stations and the Highway 7 corridor are the usual candidates: Milliken Mills, Greensborough, Downtown Markham and parts of Unionville. Run the numbers on the specific property regardless.
Will you tell me if a deal is bad?
Yes. If the numbers do not work we will say so and show you the arithmetic. We would rather not do a transaction than put you in a property that bleeds every month.
What about condo maintenance fees?
They are the most common reason a condo investment underperforms. Read the status certificate and the reserve fund study every time and model fee increases rather than assuming today's number holds.
Do you handle property management?
We do not manage properties. We can refer you to managers and we will help you compare what they charge against what they actually do.
