What happened in Markham this month

TRREB recorded 282 sales in the City of Markham in August 2026. The median price across all property types was $1,095,000 and the average was $1,208,692.

Detached houses made up 137 of those sales, with a median of $1,488,000. Condo apartments were the next largest group at 57 sales and a median of $563,800.

There were 584 new listings during the month and 1,091 active listings. On average homes sold for 98 percent of their list price and spent 33 days on the market.

An all property types median depends heavily on the mix of homes sold. Unionville and Thornhill show lower medians mainly because a large share of their sales were condo apartments. Downtown Markham is not reported by TRREB as its own community, so it does not appear here.

What this means if you are buying

Look at the figures for the property type you are actually shopping for rather than the overall median. In August the gap between the detached median and the condo apartment median in Markham was more than $900,000, so a single citywide number says little about any one purchase.

What this means if you are selling

Homes sold on average for 98 percent of list price in August, which means pricing close to what the market will pay mattered. Compare your home against recent sales of the same property type in your own neighbourhood before you set a list price.
