Is Milliken Mills the cheapest part of Markham?

Not across the board. TRREB splits the area into two communities and they price very differently. From January to March 2026 the detached median was about $1,140,000 in Milliken Mills West and about $1,627,000 in Milliken Mills East. The West figure was the lowest detached median of the neighbourhoods covered on this site. Both rest on fewer than ten detached sales. Where prices are lower, the reason is mostly age of housing stock and proximity to busy arterial roads rather than anything wrong with the neighbourhood.

How good is the transit really?

Better than most of Markham. Milliken GO sits on the Stouffville line, YRT routes run through the area and TTC connections at Steeles put Toronto transit within reach.

What is the housing stock like?

Mostly 1970s and 1980s, with the systems you would expect from that era. Many homes have been renovated at least once. Inspections matter here.

Is it a good area for investors?

The combination of transit access, older stock and a lower entry point draws investor interest. Run the numbers yourself and confirm current rules before you buy for that purpose.

Is it busy?

The Steeles and Kennedy corridors are genuinely busy. The interior residential streets are much quieter. Where you sit relative to the arterials matters more here than in most neighbourhoods.

Does it suit first time buyers?

It can be, particularly for a buyer who wants a freehold house near transit. Compare the medians in the table above against your budget and look closely at the interior streets.
